Improved Multi-Project Capital Program Performance
With verifiable and reusable libraries of performance data based on recent project performance, managers can greatly improve their budgeting accuracy and performance. No longer do managers have planning budgets disconnected from actual projects. With MOCA's actual construction costs and schedule, managers can develop budgets, capital planning estimates and project costs from the same database of capital performance information.
Increased Accuracy and Control of Capital Projects
Based on over 65,000 hours of time and motion studies, plus over 11 million square feet in project data, the MOCABuild™ platform includes the actual detailed construction costs and duration for all construction activities, enabling the creation of accurate and reliable cost and project duration estimates. And with the integration of the costs and schedules in one database with interdependencies between trades, managers can quickly quantify the financial impact of different design and recovery options. The results are impressive.
Optimized Project Performance Through Tradeoff Simulation
Managers can optimize project resources through better decision-making during all phases of a capital project life cycle – from initial capital programming through design development through construction completion. All phases are managed from the same database of capital project costs and schedules. With this visibility into actual project costs and schedule, plus an ability to run tradeoff simulations from the database in a few days, managers can better monitor progress and make proactively decisions. The result is better performance and optimization of resources through the reduction of unnecessary delays, rework, and change order claims. Design and construction teams focus on building the project instead of developing multiple cost and schedule estimates to negotiate payments.
Verifiable Performance and Accountability Through Project Audit Trails
MOCA creates a database of performance data on every construction project with the ability to audit the performance data as well as reuse the information for future capital projects. With a baseline cost and schedule developed for each project during design development, project managers monitor and update actual performance compared to baseline throughout the project. Both the initial baseline and actual project performance is saved in the database to audit performance and then reuse it for future capital projects. This performance database includes very detailed information on each design, and can be organized by room type, facility type and design (e.g., offices, research labs, condominiums, ambulatory care centers, etc.). So managers have a library of designs with actual costs and schedule data to reuse on the next project.
Improved Collaboration Across Design and Construction Teams
Design and construction teams do not always collaborate to build projects in the most efficient manner. Some of this inefficiency is a result of having multiple organizations coordinating on a single project. But most of the inefficiency is because most projects lack an accurate, fact-based view of the costs and duration required to build a design. MOCA provides this foundation of intelligence to allow the teams to collaborate throughout the project – from initial conceptual design to construction completion. Teams can select the best design option and technologies as well as identify the best recovery options to complete the project in the most effective manner.
