To overcome some of the inherent challenges of construction,
MOCA developed a construction simulation platform called
MOCABuild™ that extends existing cost and
scheduling software applications with the capability to:
-
Fully integrate the cost estimate with the schedule for better
pre-construction estimates and construction scheduled values
development and management.
-
Develop a detailed and intelligent labor-driven schedule
by trade by day based on actual work contact and material
requirements.
-
Simulate construction alternatives and recovery options to make
proactive and verifiable decisions based on labor availability,
budget and time requirements, and changes/claims. This provides
a much faster and more definitive approach to meeting schedule
milestones and completion dates, avoiding potential additional
costs and crises.
MOCABuild™ augments Primavera™ and
most cost databases to provide integrated cost estimates with
detailed labor-driven schedules (by day and trade) based on
specific variables relating to the construction project.
MOCABuild™ is based on initial research developed
at Massachusetts Institute of Technology, and developed over the
past seven years by MOCA Systems. MOCA Systems has two
pending patents relating to resource allocation and construction
simulation.
The MOCABuild™ platform includes a database of “micro-level construction activities” that identify the actual time to complete each construction task in a building. It was developed through over 65,000 hours of research conducted at the Massachusetts Institute of Technology, supplemented by over five years of commercial development at MOCA, validated by interviews and site observations at over 200 actual construction sites, and continually verified on current projects.
The MOCA team creates a baseline cost estimate integrated with a resource-loaded schedule based on the defined micro-level activities in MOCABuild™, quantity take-off information and local market cost and productivity benchmarks. This baseline estimate is at the level of each physical component in each location within the facility, which identifies and sequences every task performed by each trade worker.
