Green Buildings
  In the past five years, LEED® has made significant inroads into the new construction market with over 100 buildings now certified and more than 2,000 other building registered and pursuing certification.

The objectives of these new green building standards are to decrease energy use, increase the use of local and recycled materials, improve indoor environmental quality, and improve occupant comfort and productivity.

Meeting these objectives can provide a cost savings in operations and maintenance costs over the life of the facility, as well as reduce healthcare and absenteeism costs.
 

However, the construction cost and schedule impacts of incorporating green technologies are not often known during the design of buildings seeking LEED® certification.  Usually, estimates are based on experience or "rules of thumb", and do not incorporate the interdependencies between building systems and required contractor workflow changes.

MOCA Systems is established as one of the only companies capable of accurately predicting the costs and schedule impacts of incorporating green design elements into a building in the pursuit of LEED® certification.    Each facility design is unique in its specific design elements, selected green technologies and construction requirements, which MOCA reflects in a specific construction cost and schedule baseline.

MOCA is engaged by owners to help select and construct their buildings to minimize the overall project impacts on the budget and completion date while improving "green" performance.  During conceptual design, MOCA assists the architect and engineers through the design process by evaluating the cost and schedule impacts of different technologies.  During construction, MOCA provides the construction management team and contractors with potential means and method recommendations based on the MOCABuild™ tradeoff simulations.  These simulations help the teams assess the true impact of incorporating new technologies and reduces contractor claims and litigation.
