The MOCABuild construction simulation software originated at Massachusetts Institute of Technology. Over the last 10 years, we improved the system three times. It goes beyond today’s cost and scheduling applications to deliver a truly advanced cost and schedule risk management system.

MOCABuild provides multiple simulations that account for market readjustment and labor issues. These simulations will save time and money.
The program helps owners program, plan, design, and execute programs in the shortest timeframes and most cost-effective manner.
The simulation engine produces a resource-loaded CPM schedule that shows cost and duration of construction tasks with on-site labor population. Built-in "rules" that describe the logical sequence of construction (such as erect forms, place re-bar, pour concrete, etc.) are integral to the system. It includes crew sizes and productivity rates (a concrete crew would be “x” people who could place “y” yards of concrete per hour). It includes input for local labor rates and material costs.
The user can change crew sizes or sequences to improve the desired results or study and analyze the construction strategy. This system evaluates a variety of scenarios to provide the optimum approach to the construction schedule.
Throughout the lifecycle of the project, we compare the schedule and payment request to the baseline. This reveals areas of highest risk to both budget and schedule within the contractor’s approach. It helps protect the owner from unnecessary claims and facilitates early owner or user decision-making based on its predictive nature.
It complements and augments existing BIM 3D applications to provide constructability guidance in the form of 4D (time) and 5D (cost) capabilities. Two patents are pending - a third patent application is in progress.
